About Your Property Tax Bill

One of the most frequent questions asked is "Why did my tax bill go up?" Listed below are the most common reasons. It would be helpful if you have the "Special Message To Property Owner" page of your tax bill handy when reviewing this information. If you don't have the copy that was mailed to you, you can find your tax bill online HERE.

Assessed Valuation Changed

On the "Special Message To Property Owner" page of your tax bill, look at lines 1a, 1b and 1c under Table 1: Summary of Your Taxes. Did the gross assessed value increase from the previous year? If so, and you don't understand why, you can contact the Assessor's office online HERE

Deductions Decreased

On the "Special Message To Property Owner" page of your tax bill, look at Table 5: Deductions Applicable To This Property. Did your deductions change from the previous year? If so, and you don't understand why, you can send your question to the Auditor's office online HERE.

Tax Rates Increased

On the "Special Message To Property Owner" page of your tax bill, look at Table 3: Gross Property Tax Distribution Amounts Applicable To This Property. There are several different Taxing Authorities that set their own tax rates. You will find a list of the various Taxing Authorities that affect your tax bill, and you can compare their current tax rate to the previous year's tax rate. If you have a question about the specific tax rate for a specific Taxing Authority, you will need to contact them directly.

Fees Increased

On the "Special Message To Property Owner" page of your tax bill, look at Table 4: Other Charges/Adjustments To The Property. Did the amount of the fee increase from the previous year? Were additional fees added this year that you weren't charged in the previous year? For questions about these fees, you will need to directly contact the Levying Authority that is charging the fee.
